Energinvest developed in collaboration with the consulting firm 3E a simplified energy audit model, standardized and integrated in Excel to enable large-scale evaluation of investment programs in Energy Conservation Measures (ECMs) in buildings. The tool aims to meet the needs of large operators of real estate portfolios who wish to have a decision-making tool based on a bottom-up approach to the cost-benefit of energy conservation measures across a pool of buildings and/or a buildings portfolio at a lower cost than a traditional energy audit campaign.
The smart Matrix consists of three investment matrices (HVAC, RELIGHTING, ISOLATION) structured in classes of Energy Conservation Measures (ECMs) that trained and qualified energy auditors complete when auditing the buildings. The data are then compiled and restructured to serve as inputs to the simulation of investment programs according to various economic and performance-oriented scenarios, including financing scenarios. The tool is associated with our smart Cost Model, a financial simulation tool providing analysis of the economic and financial feasibility of e.g. a multi-year investment program or an energy performance contract implementation.
smart Matrix Benchmark
Energinvest has performed feasibility studies of a dozen investment programs in energy conservation measures in Belgian and International real estate portfolios. Today, we manage benchmarking of Energy Conservation Measures (ECMs) totalizing 500.000 m2. This benchmarking permits us to develop cost/benefits models to simulate any type of investment program according to a typology of buildings and/or Energy Conservation Measures (ECMs).
